Landmark Title warmly welcomes John Gerard to the team as Vice President of Builder and Developer Services, a new department at Landmark Title.
In his new position, John will work closely with builders and developers to provide title and escrow services for land acquisition, home builders and community development. Under his direction, Landmark Title will assist in the preparation of Subdivision Disclosure Reports (public reports), working with the Arizona Department of Real Estate (DRE) on behalf of clients to make sure filing requirements are met on time.
John’s successful real estate career in the title industry spans more than 35 years. During that time, he honed his expertise in the State of Arizona Department of Real Estate statutes to govern the division of land and commissioner’s rules. Gerard also worked with the Arizona Department of Real Estate for 13 years and his most recent position was Deputy Director of Subdivisions. In 2001, he was appointed by Governor Hull to the Arizona Sonora Task Force as a member of the Arizona Sonora Commission. Gerard was responsible for rebuilding the builder development department for Fidelity National Title’s Arizona operation. Prior to joining the Landmark Title team, Gerard was a vice president with Old Republic Title Company.
We recently sat down with John to learn a bit more about his experience in the industry and his vision for Landmark Title’s new department:

Q: After 35 years in the title industry what are you most proud of?
John: I’m proud to say that I have been appointed twice by governors in Arizona. Once by Governor Hull in 2001 to the Arizona Sonora Take Force and again in 2005 by Governor Napolitano to the State of Arizona Cross Border Transactions Committee. I’m also proud of the work I’ve done with the State of Arizona Department of Real Estate State and the knowledge I’ve gained on Statutes and Commissioners Rules, which earned me 100% approval rating by the State. In all my years working, I’ve never had an application denied by the State of Arizona.
Q: What are some of the interesting projects you’ve been involved in over the years?
John: One was the Montelucia Intercontinental Resort. It’s a beautiful resort situated on the back side of Camelback mountain that has become a top destination for visitors and locals to enjoy. Over the years, I’ve worked with builders and developers on everything from master-planned communities to in-fill project to office and retail. The growth the last 20+ years has been tremendous, and Arizona has become a highly desirable place for people to live and work, so it is rewarding to have been a part of it.
Q: Builder and Developer Services is a new department to Landmark Title. How will this department benefit clients?
John: The new department will help clients through the closing process working with them on through the Subdivision Disclosure Report process (public report), escrow, title and project planning. Our goal is to make the job easier for builders, developers and sub-dividers, whether it be for a residential or commercial project. We have an incredible group of people and as a local company, our clients will have access to our top people working with them. We understand that timing is crucial and there is tremendous value in our experience and knowledge to help get the project through the application process, so they can start to build and begin selling.
